Terms of Service

By booking your stay at THE CAMP by Maggiore Suites campsite, you agree to comply with the following general terms and conditions:

ツァ1 Bookings

The booking of the tourist stay, the minimum duration (minimum stay) of which is indicated on the website or communicated by email or telephone and may be modified depending on the period and needs of the management, can be made by:

  • The online booking system on our website (booking engine)

  • phone

  • Mail

  • Directly at the campsite reception

The reservation is related to the customer. Each reservation receives a reservation number and is only valid for people whose number is specified and which does not exceed the capacity of the assigned parking space. 

After receiving the reservation or requesting an offer for a stay, the Company will communicate to the Customer, through the means of communication considered most appropriate, the offer or payment confirmation (in the case of payment by credit card, which is made directly on the Website). This lists the data valid for the booking: the type of pitch, the arrival and departure dates, the number of people, the services included, the applicable price for the stay and the payment methods for the deposit and/or the remaining amount.

The stay contract is considered concluded and binding upon confirmation of the reservation and/or payment of the deposit or partial payment or the remaining amount by the customer. Therefore, the reservation will only be considered accepted by the campsite if the deposit and/or the balance equal to the amount indicated in the estimate has been paid. Customer preferences and requests, such as location or a specific pitch of the same category, etc. are not contractually regulated and may or may not be accepted depending on the needs of the management.  Reservation Terms

Any reservation can also be modified without the customer's consent in terms of the category of pitch, granting the customer a free upgrade while maintaining the same conditions only on the number of people. Customers who book stays with special offers in the catalog or on the website, or those communicated via email, social media or other means of communication deemed appropriate, are subject to special booking and payment conditions. Offers associated with a price reduction cannot be combined.

§2 Cancellation and booking changes

Changes in personal details, number of guests or ancillary services compared to what was stated in the contract at the time of booking will not be accepted unless these are communicated to the reservation department one day before the arrival date. The parking spaces are therefore only available to the people specified in the booking confirmation. The management reserves the right not to make the parking space available to anyone who does not comply with this rule.

The request for cancellation of already confirmed bookings (in the status of deposit, partial amount paid or remaining amount already paid) must be submitted in writing or via an online procedure provided.

§2.1 Cancellation deadlines for high and peak seasons / public holidays


Cancellation of the reservation for all or part of the stay is subject to the following cancellation conditions:

  • For cancellations up to 60 days before arrival, 100% of the deposit paid will be refunded.

  • For cancellations made 30 days before arrival, 50% of the deposit paid will be refunded.

  • For cancellations 14 days to 1 day before arrival or no-show, 100% of the total costs will be collected and retained.

§2.2 Cancellation deadlines mid/low season

Cancellation of the reservation for all or part of the stay is subject to the following cancellation conditions:

  • For cancellations up to 30 days before arrival, 100% of the deposit paid will be refunded.

  • For cancellations made 14 days before arrival, 50% of the deposit paid will be refunded.

  • For cancellations 7 days to 1 day before arrival or no-show, 100% of the total costs will be collected and retained.

In cases where refund of the deposit is required, this will be done within 30 days of the required cancellation procedures.

A "no show" is defined as a guest's failure to arrive by 6:00 p.m. on the designated day, unless otherwise agreed. This agreement must be in written form! If the customer does not show up at the campsite and does not give written notice, the management reserves the right to reallocate the pitch from 6:00 p.m. on the same day.

In the event of an early departure, an amount equal to 2 nights will be charged based on the price list.

We recommend that future guests take out travel insurance to cover costs in the event of a no-show.

§2.3 Changes and cancellations by the operator

If the customer does not pay and/or the payment made is not received within the deadline indicated in the booking, the management has the right to cancel the reservation and withdraw from the contract without extension and refund for any alleged damages to the customer. 

In the event of force majeure, unforeseen circumstances and/or a legitimate reason, the management is entitled to withdraw from the contract. This also applies if the provision of the service has become too burdensome due to the occurrence of extraordinary and unforeseen events. In this case, management must notify the customer by the arrival date.

In the event of unavailability of the booked service due to overbooking or other reasons attributable to the campsite, the latter is obliged to provide its customer with a replacement pitch of an equivalent or higher category than the one booked within the campsite itself or possibly in another equivalent or higher quality accommodation facility to offer. The customer is free to withdraw from the contract if the solution offered does not meet his needs. In this case, the management will refund the customer the amount he has already paid. 

§3 Choice of parking space

The guest can communicate their desired parking space via email or WhatsApp. If available, the desired parking space will be assigned.

§4 Communication

By making a reservation, the guest agrees that Maggiore Suites may send an email to the email address provided containing information about the next season. This email is intended to inform you about current offers, special events and important innovations from THE CAMP for the coming season.

§5 Payment 

The reservation, as mentioned above, is considered made and confirmed only after the full payment of the accommodation fee and will be communicated to the customer within the specified deadlines.

The payment terms are: payment of the deposit, usually amounting to 20% of the total reservation amount plus any additional costs. The remaining 80% will be invoiced 1 week before arrival. For bookings at the reception for less than 3 nights and without a reservation, the entire accommodation fee must be paid immediately. THE CAMP by Maggiore Suites reserves the right to charge the remaining amount to the deposited credit card after the cancellation period has expired.

Accepted payment methods:

  • Credit card, POS, virtual POS, e-commerce applications or other solutions deemed suitable.
  • Cash payment, according to applicable law only at the reception.

For "last minute" bookings or special offers, the customer may be allowed to pay the total amount of the reservation upon arrival at reception or at the same time as booking confirmation.

Failure to comply with the above payment conditions constitutes an express termination clause, which leads to the legal termination of the contract by the provider, plus possible compensation for any further damage suffered by the owner. Failure to comply with the payment terms will result in the loss of the benefits provided and other conditions.

If management detects a price difference due to incorrect communication during the booking phase, payment of the balance of the booking must be made directly to the campsite reception upon arrival. 

§6 Check-in, stay and check-out

Upon arrival, the customer must register at reception in order to fulfill all formal obligations, both for the allocation of his own pitch and those required by law. 

The customer can check in online and is responsible for the data provided during the process in accordance with legal regulations. This information must be accurate and updated in the event of a change. In any case, the customer must present the identity card/passport at reception so that the formalities can be completed at the State Police.

The arrival time is from 3:00 p.m. to 8:00 p.m. for the parking space sector and from 3:30 p.m. to 8:00 p.m. for the tiny house sector, while the departure time is from 07:00 a.m. to 11:00 a.m. for the parking space sector and from 07:00: 12:00 a.m. to 10:30 a.m. for the tiny house sector.

If the guest does not leave the parking space within the set time, the management can charge the customer the daily rate according to the price list. 

Early check-in or later check-out is subject to availability and is subject to additional costs.

If the customer does not reach the campsite before 6:00 p.m. on the day specified in the reservation without prior written notice, the management reserves the right to cancel the reservation and make the pitch available to third parties from 6:00 p.m. on the same day deliver.

There is a quiet period on the campsite from 1:00 p.m. to 3:00 p.m. and from 11:00 p.m. to 7:00 a.m. However, we would like to point out that in exceptional cases the nearby restaurant cannot respect these times.

§7 Pets

Animals are very welcome here. The customer undertakes to comply with the specific rules of the campsite and all legal regulations.

The customer must have the international animal health book and the EU pet passport (veterinary certificate). Upon arrival, the campsite staff has the right to request the presentation of these documents and, in the event of non-presentation, the management reserves the right not to allow the animal access to the campsite.

Special prices and conditions apply to stays with animals, which are stated in the price list and in the campsite regulations.

§8 Taxes and other duties

The customer must pay the tourist tax at the time of paying the reservation or on site directly at the reception. The tourist tax is included in the price.

The overnight prices stated in the price list include VAT. If the tax changes according to the current rate of 10% and is higher, the difference can be paid directly on site. 

§9 Requirements for the customer

The booking customer and all fellow travelers must carry a valid identification card (ID card/passport) which must be registered upon arrival at the campsite reception in accordance with the agreed contract. Required residence and transit visas as well as health certificates, as well as other required documents regarding nationality and origin, may need to be presented.

§10 Loss and damage to equipment

  2. The guest is responsible for the furnishings in the tiny house during their stay. The guest is expected to treat the equipment with care and to leave it in the condition in which he found it.

  3. In the event of damage, loss or theft of equipment during the guest's stay, the guest will be obliged to cover the replacement costs. The amount of such charges will be based on the price of the item in question, as listed above, and such charges will be charged to the guest.

  4. In the event of damage beyond normal wear and tear, or in the event of loss or theft, Guest must report the damage immediately and bear the cost of repairing or replacing the item in question.

By booking a stay at our campsite, the guest agrees to these conditions.

§11 Liability system

The campsite is liable for damages caused to the customer due to the total or partial failure to fulfill the contractually owed services provided by him, unless he proves one of the following reasons: the event was caused by the customer due to circumstances unrelated to the provision of the services provided under the contract, due to an accident or force majeure or due to circumstances which the management, even with professional care, could not have foreseen or resolved.

§12 Limitation of compensation 

Any possible compensation for personal injuries owed by the campsite will not exceed the limits established by international agreements to which Italy and the European Union refer in relation to services. 

§13 General booking conditions

By confirming the offer, the customer accepts the booking conditions and the current price list. Furthermore, he hereby undertakes to conscientiously comply with the campsite regulations of the campsite. 

The management has the right to terminate the reservation contract if the booking customer, his family or his guests do not comply with the applicable regulations.

Any special offers (special offers, last minute, etc.) that occur after the publication date of the price list cannot be granted retroactively as they are only available for a limited time. The offers cannot be combined. 

§14 General booking conditions for TINY HOUSE guests

All tiny houses are furnished ready to move into. Maggiore Suites SRL reserves the right to charge the customer for missing or defective inventory items.
