Terms of Service

By booking your stay at THE CAMP by Maggiore Suites campsite, you agree to be bound by the following terms and conditions:


The booking of the tourist stay, whose minimum duration (minimum stay) is indicated on the website or communicated by e-mail or telephone and can be modified according to the period and the needs of the management, can be made through:

  • The online booking system on our website (booking engine).

  • Telefon

  • Mail

  • Directly at the reception of the campsite

The reservation is related to the customer. Each reservation is assigned a reservation number and is valid only for persons whose number is indicated and does not exceed the capacity of the assigned pitch. 

Upon receipt of the reservation or request for an offer for a stay, the Company communicates to the Customer, through the means of communication considered most appropriate, the offer or confirmation of payment (in the case of payment by credit card, made directly on the website). This will include the data valid for the booking: the type of pitch, the arrival and departure dates, the number of people, the services included, the price due for the stay, and the payment methods of the deposit and/or balance.

The stay contract is considered concluded and binding with the confirmation of the reservation and/or the payment of the deposit or partial payment or the balance by the customer. Therefore, the reservation shall be considered accepted by the campsite only when the deposit and/or balance has been paid for the amount indicated in the estimate. Customer preferences and requests, such as those related to the location or to a specific pitch of the same category, etc. are not contractual and may or may not be accepted depending on the needs of the management. 

Any reservation can also be changed without the consent of the customer in relation to the category of the pitch, granting the customer a free upgrade, while maintaining the same conditions only on the number of people. Customers who book stays with special offers in the catalog or on the website, or those communicated by email, social media or other means of communication deemed appropriate, are subject to special booking and payment conditions. Offers associated with a discount cannot be combined. 

Choice of Pitch

Guests can communicate their preferred pitch via email or WhatsApp. If available, the desired pitch will be assigned to them.


By making a reservation, the guest agrees that Maggiore Suites may send an email to the provided email address, which contains information about the upcoming season. This email is intended to inform you about current offers, special events, and important updates from THE CAMP for the upcoming season.

Payment options 

The reservation, as already mentioned above, is considered made and confirmed only after payment of the amount established in advance and will be communicated to the customer within the established deadlines.

The payment terms are: Payment of the deposit is usually equal to 20% of the total amount of the reservation plus any additional charges. (For reservations of less than 4 nights, the total amount of the reservation must be paid). The balance for the pitch is paid on the spot only at the end of the stay. Payments can be made via:

  • Credit card, POS, virtual POS, e-commerce applications or other solutions deemed suitable.

  • Cash payment, according to current law only at the reception.

In the case of "last minute" bookings or special offers, the customer may be allowed to pay the total amount of the reservation upon arrival at the reception desk or simultaneously with the booking confirmation.

Failure to comply with the above payment terms constitutes an express termination clause that will result in the legal termination of the contract by the provider, plus possible compensation for further damages incurred by the owner. Failure to comply with the terms of payment will result in the loss of the benefits and other conditions provided for it.

If the management detects a price difference due to incorrect communication during the booking phase, the payment of the balance of the booking must be made directly to the campsite reception upon arrival. 


Check-in, stay and check-out

Upon arrival, the customer must register at the reception to fulfill all formal obligations, both for the allocation of his own pitch and those required by law. 

The customer can check-in online and is responsible for the data he/she provides during the process, in accordance with the law. This information must be correct and updated in case of change. In any case, the customer must present the identity card/passport at the reception in order to complete the formalities with the State Police.

The arrival time is from 15:00 to 20:00 for the pitch sector and from 15:30 to 20:00 for the Tiny House sector, while the departure time is from 07:00 to 11:00 for pitch sector and from 07:00 to 10:30 for Tiny House sector.

If the guest does not leave the pitch within the set time, the management may charge the customer the daily rate according to the price list. 

Earlier check-in or later check-out are subject to availability and are subject to additional charges.

If the customer does not reach the campsite before 18:00 on the day specified in the reservation without prior written notice, the management reserves the right to cancel the reservation and make the pitch available to third parties from 18:00 on the same day.

From 13:00 to 15:00 and from 23:00 to 7:00 there is a rest period in the campsite, but we point out that in exceptional cases the nearby restaurant can not respect these times.

Changes regarding the booking and cancellation 

Changes in personal data, number of guests, or ancillary services with respect to the contractual information at the time of booking will not be accepted unless they are communicated to the reservation department one day before the arrival date. Therefore, the pitches are available only to the persons indicated in the booking confirmation. The management reserves the right not to give the pitch to persons who do not respect this rule.

The request for cancellation of already confirmed reservations (in the status of a deposit, paid partial amount, or already paid the balance) must be submitted in writing or through an online procedure provided.

Cancellation of the reservation for the whole or partial stay is subject to the following cancellation conditions:

High / Peak season

Cancellation of the reservation for all or part of the stay is subject to the following cancellation policy:

  • For cancellations up to 60 days prior to arrival, 100% of the deposit paid less €10.00 cancellation fee will be refunded.

  • For cancellations from 30 days to 15 days prior to arrival, 50% of the deposit will be refunded.

  • For cancellations from 14 days prior to the arrival to the same day of arrival or no-show, 100% of the the total costs will be collected/retained.

Intermediate / Low season

Cancellation of the reservation for all or part of the stay is subject to the following cancellation policy:

  • For cancellations up to 30 days prior to arrival, 100% of the deposit paid less €10.00 cancellation fee will be refunded.

  • For cancellations 14 days prior to arrival, 50% of the deposit will be refunded.

  • For cancellations from 7 days prior to the arrival, the same day of arrival or no-show, 100% of the deposit will be retained.

In cases where a refund of the deposit is required, it will be made within 30 days of the required cancellation procedures.

A "no-show" is the failure of a guest to arrive by 18:00 on the specified day, unless otherwise agreed. This agreement must be in writing! If the customer does not appear at the campsite and does not give notice in writing, the management reserves the right to reassign the pitch from 18:00 on the same day.

In case of an early departure, an amount equal to 2 nights will be charged based on the price list!

We recommend future guests take out travel insurance, which will cover the costs in case of a no-show!


Animals are welcome to stay with us. The customer agrees to comply with the specific rules of the campsite and all legal requirements.

The customer must be in possession of the international animal health book and the EU pet passport (veterinary certificate). Upon arrival, the staff of the campsite has the right to request the presentation of these documents and in case of failure to present them, the management reserves the right not to grant the animal access to the campsite.

Special prices and conditions apply to the stay with animals, which are indicated in the price list and in the campsite rules.



The customer must pay the tourist tax at the time of payment of the reservation or on the spot directly at the reception. The tourist tax is included in the price.

The prices of accommodation indicated in the price list are inclusive of VAT. Should the tax change according to the current rate of 10% and be higher, the difference can be paid directly on the spot. 

Modification and cancellation by the campsite

If the customer does not pay and/or the payment made has not been received within the period specified in the booking, the management has the right to cancel the reservation and withdraw from the contract without extension and reimbursement for presumed damages to the customer. 

In case of force majeure, unforeseen circumstances, and/or a justified reason, the management is entitled to withdraw from the contract. This also applies if the provision of the service has become too burdensome due to the occurrence of extraordinary and unforeseen events. In this case, the management must notify the customer by the date of arrival.

In case of unavailability of the booked service due to overbooking or other reasons attributable to the campsite, the latter shall be obliged to offer its customer a substitute pitch of an equivalent or higher category than the booked one within the campsite itself or possibly in another equivalent or higher category accommodation facility. The customer is free to withdraw from the contract if the offered solution does not meet his needs. In this case, the management will refund the amount already paid by the customer. 

Obligations for the customer

The booking client and all fellow travelers must carry a valid identification document (ID card/passport), which must be registered upon arrival at the campsite reception according to the agreed contract. Possibly, both required residence and transit visas and health certificates, as well as other required documents related to nationality and origin must be presented.

  2. The guest is responsible for the Equipment in the Tiny House during their stay. It is expected that the guest will treat the Equipment with care and leave it in the condition in which they found it.

  3. In case of damage, loss, or theft of Equipment items during the guest's stay, the guest will be required to bear the replacement costs. The amount of these costs is determined by the price of the respective item, as listed above, and these costs will be charged to the guest.

  4. In case of damage exceeding normal wear and tear, or in case of loss or theft, the guest must report the damage immediately and bear the costs for the repair or replacement of the respective Equipment item.

By booking a stay at our campground, the guest agrees to these terms and conditions.

Liability system

The campsite is liable for any damage caused to the client due to the total or partial non-fulfillment of the services provided by it under the contract unless it proves one of the following reasons: the event was caused by the client, due to circumstances not related to the provision of the services provided in the contract, due to an accident or force majeure, or due to circumstances that the management could not foresee or solve even with professional diligence.

Limitation of the compensation 

Any possible compensation owed by the Camping for personal injury does not exceed the limits established in international agreements to which Italy and the European Union refer in relation to services. 

General booking conditions

By confirming the offer, the customer accepts the booking conditions and the current price list. Furthermore, he/she hereby undertakes to scrupulously respect the campsite rules and regulations. 

The management has the right to cancel the reservation contract if the booking customer, his family or guests do not comply with the regulations in force.

Any special promotions (special offers, last minute, etc.) that take place after the publication date of the price list cannot be granted retroactively, as they have limited availability. The offers are not combinable.

General booking conditions (TINY HOUSE ONLY)

All Tiny Houses are furnished and ready for occupancy. Maggiore Suites S.R.L reserves the right to charge the customer for missing or defective inventory items.
